Why most epoxy flake floors fail
When an epoxy floor peels, flakes or lifts in hot tire tracks, the coating is rarely the real problem. The problem is what happened before the coating went down.
Epoxy has to grip the concrete. Smooth, dirty or sealed concrete gives it nothing to grab, so the coating sits on top like a sticker. It may look great for a few months, then it starts letting go at the edges, under car tires and anywhere water gets under it.
That is why surface preparation is the most important step of the whole job, and the one that gets rushed the most.
02
Diamond grinding vs acid etching
There are two common ways to prepare concrete before coating it.
Diamond grinding
A heavy machine with diamond tooling grinds off the top layer of the slab. It removes old sealers, paint and weak surface concrete, and leaves an open, rough profile the coating can lock into.
Acid etching
Acid is poured on the floor and rinsed off. It is quick and cheap, but it does not remove sealers or old coatings, it leaves an uneven profile, and it puts a lot of water into the slab.
We prep with professional diamond grinding.
03
Moisture: the hidden floor killer
Concrete is porous. Water vapor moves up through the slab from the ground, and Connecticut gets plenty of rain, snow melt and humid summers. Basements and older garages without a vapor barrier under the slab are the worst for it.
When that vapor hits a coating that cannot handle it, pressure builds under the floor. The result is bubbles, blisters and peeling, sometimes years after the job.
A moisture-tolerant primer is made to bond to concrete that has some moisture in it, and a moisture vapor barrier (MVB) primer goes further by holding vapor back. Where the slab calls for it, we use them before anything else goes down.

Cheap quote vs done right
When two quotes are far apart, the difference is usually in what you cannot see once the floor is finished.
| Step | Cheap job | Done right |
|---|---|---|
| Prep | Acid wash or a quick clean | Professional diamond grinding |
| Cracks | Coated over | Repaired and filled first |
| Moisture | Ignored | Moisture-tolerant primer, MVB where needed |
| Coating | Thin, store-grade product | Premium epoxy and full flake broadcast |
| Topcoat | None, or one that yellows | UV-stable polyaspartic topcoat |
